"So, we were going to test the market for the sale of our Bloomfield Village home.  I thought for sure we’d have it up for a month only to take it down until the housing market improved.  Not the case.

 

My wife, Paula, saw shows and articles about the value of a “stager.”  Then, she remembered reading about Kathi Jones-Cutler and her book.  We invited Kathi over for an evening visit.  We were convinced in a minute and the whirlwind of activity began immediately.  It went on until 11:30 p.m. and again over the next day and a half for final adjustments.

 

Kathi explained that she knew design strategies as an experienced Realtor, and the combination of skills would be critical to the outcome.  She also demonstrated remarkable marketing knowledge, asking us who we were going to sell the house to, specifically.  I played along and described the ages and income bracket of the prospective couple, transferees with two kids, knowledge of the neighborhood, lifestyle interests and more.

 

The house was transformed after a search of every artifact, furniture pieces and artwork we had stored away in cupboards, closets, basement and more as she spoke about our buyer and the couple’s tastes.  Our only extra purchases were a couple of doorway mats and two small doorway pictures.  She involved us in the hunt and re-arrangements.  We told her we had to go away the first week the house would be shown.  Her reply was that the house would sell within a week, if not the first day.

 

Bottom line?  Seven offers in two days and a bidding war with the accepted offer exceeding the asking price by nearly $50,000.  The buyers perfectly matched the profile we described.  Certainly, surprising demand versus supply of homes in our location and category was a factor.  But the convincing factor was the interior appearance of the home, styled to sell.

"Kathi-Jones Cutler rocks as a real estate agent. I have bought and sold properties in the 3 states (our family moves for my husband's work), and she is by far the best-- and make no mistake I've worked with many good ones. What sets Kathi apart in my mind is her ferocious attention to detail and her grace and optimism. Sadly I was forced to sell my mother's home, from out of state, after she passed away. Can I say nightmare? First, my mother had a rather untidy adult child living there, who refused to move out, and refused to buy the place. Next, we had a home owner's association that took their time fixing a leak in the basement, and kept changing the amount owed during close of the sale.Then the buyer who wanted the sun, moon and stars, who had trouble getting her financing together, and tried stealing some of my mother's things. There were times I wanted to set the place on fire and walk away.

Through it all, Kathi was poised, focused and committed to getting whatever had to be done to make the sale happen--she talked to my mother's son about his cleaning habits; she personally drove to the management company's offices to get the final billing and speak with the manager. She worked with myself and the title company to get the papers signed by me from out of state, and make sure the sale was funded. When the buyers threatened to call the police on us when we moved my mother's furniture out of the house (not part of the sale) Kathi smoothly interjected and diffused the situation.

I know Cashing in on Design will be a valuable tool for home sellers, because you make the reader feel what it's like to be on the outside of the home looking in.
